The Ardmore-Oklahoma City Corridor is one of the largest underdeveloped business markets in the world. The corridor is composed of three primary communities- Ardmore, Oklahoma City, and Shattuck. The counties in this area are: Canadian, Cleveland, Kingfisher and Lincoln. The Ardmore-Oklahoma City Corridor has a population of over 500,000 people with an employment base that creates more than 110 million dollars a year in Gross Domestic Product.
With the strong amount of employment and population, there are several retail stores that are unoccupied. “According to a recent study by the Ardmore Chamber of Commerce, 1 in every 12 retail or office buildings along major arterial routes in the market area is currently not being used.”
Due to this phenomenon a new practice of undeveloped businesses has emerged. Several people have taken the initiative to buy these businesses and fix them up to meet their own needs. The process is called “customer-service conversion”. The way it works is that the purchasing of these businesses takes place before the building has been refurbished- the acquiring of the business is done by a “purchaser” and not a developer.
